Common causes
- Moisture from below: common near the baylands, where groundwater sits high.
- Poor prep: coatings rolled over etched or unground concrete.
- Wrong product: thin paints or one-coat kits in high-traffic areas.
- Damage: dropped tools or dragged equipment.
How we repair
We test moisture, check how much coating is still bonded and look for patterns. Then we remove failed material, grind and repair the concrete, and apply a system that addresses the cause, such as a vapor-reducing primer.
Partial vs. full repair
Small areas can sometimes be patched. Larger failures need a full recoat. We explain the options honestly.
Finishing touches
A flake broadcast is a good choice to hide repair areas.

Hairline cracks that come back
Bay Area soils move with wet and dry seasons, and some cracks open and close slightly over the year. A rigid filler in a moving crack can telegraph through the coating again. For those, we use a flexible joint filler and explain where a line may reappear.
